General vs Special Warranty Deed

General Warranty Deed

Provides the broadest protection. The grantor guarantees clear title for the entire history of the property, not just during their ownership period. Most commonly used in residential real estate transactions.

Special Warranty Deed

The grantor only guarantees clear title during the period they owned the property. Commonly used in commercial real estate transactions and by corporations, banks, and trusts.
